We provide all our services free of charge for you. Our support goes far beyond the normal level of a real estate agent; we support you from determining the value of an estate, through its purchase to its maintenance.

 

Reliability, seriousness and absolute discretion are our top priorities. Benefit from our extensive network and good contacts to brokers, banks and financing experts, construction companies, experts and craftsmen, architects, notaries and building management. 

We are happy to take your real estate, which you want to sell or rent, into our portfolio or provide you with the suitable rental-, purchase- or investment object. In addition to the sale and rental, we offer you the following services around your estate.


Real estate valuation

The value of an estate can be determined through: Competitive comparison, i. e. a classic comparison with other objects.

  • Simple investigations:
    - Capitalized earning power (Value according to lettability / yield)
    - Market value (Value based on the current market situation)
  • Independant expert (Real value or market value)


 

Real estates are often overvalued, but unfortunately also often undervalued. Dexturis has extensive knowledge of the recoverability of a property and it`s "hidden reserves". 
Upon request, we will be happy to arrange a valuation (according to market value) for a fee by an independant expert. However, we offer you the option of valuing your property completely free of charge, e. g. according to its capitalized earning power or market value.  
 
The advantage here is that you know the value of your property free of charge within a very short time and that we can determine the optimal marketing strategy with you so that the purchase or lease contract can be concluded quickly. 

 


Financing

We will be pleased to accompany you so that you receive the optimal financing for your project. We will provide you with the necessary documents for the bank, such as: floor plans, elevations and vertical sections of the property, living- and floor space calculations in accordance with DIN 277 or residential space regulations, confirmations of the energy standard for KfW financing, information on building law (changes of development plans, premliminary construction request, building applications), information from the easement register, information on other costs (additional costs), such as, among others: Real estate transfer tax - Notary costs - Mediator costs - Expert costs. We will discuss with you the possibilities offered by KfW financing, including the following: Energetic new construction - Energetic redevelopment - Age-appropriate modifications. Your house bank should always be the first contact for financing. We will be happy to put you in touch with a bank-independant fiscal agent who will assist you in financing the purchase of your dream real estate and show you what optimal financing can look like, wheather for a new construction or a moderniaztion, owner-occupier or investor.

Building management

Finding a good and reliable property management is very difficult. We strongly advise you to compare and weigh up in which form you need property management, as well as which external building services (cf. Facility Management) you would like to use. We would be happy to talk to you about property management companies operating on the market as well as service- and billing companies which already take on many tasks relating to your real estate. Thanks to our extensive network, we can suggest the right product for your real estate and support you in its implementation.

 


Notary

You would like to buy or sell an apartment/a house and need a notary who is reliable? We will be happy to assist you in finding the right notary. We do not leave you alone, if you wish we can take over for you: Compilation of the necessary data  for the notarial contract - Determination of the land register data - Providing a real estate or cadastral plan - Obtaining of information on the public easement - Preparation of a notarial contract draft in accordance with the buyer, the seller and the notary - Agreement of possible details and adaptation of the contract -  Scheduling of the logging date. Of course, on request, we are present at the notary appointment.


Craftsman partners

Every real estate requires maintenance. Dexturis won't leave you alone here either. For smaller to medium-sized maintenance measures we will be happy to place a craftsman from the region. We are also at your disposal for larger and more complex jobs. We offer all construction services in the area of new construction and modernization at a fixed price. With old building real estates, it is often reasonable to let examine damage and scarcities before the sale, in order to be able to answer a potential customers questions and tell the redevelopment costs, possibly even to the fixed price. On request, we can draw on the services of our craftsman partners or our site engineers.
